Sub Base Repair and Regrading
This is the step that decides whether the new pavement lasts. We rebuild or repair the sub base, correct the slope so water runs off the surface instead of pooling on it, and compact the foundation before any asphalt goes down. Georgia's clay heavy soil and seasonal rainfall make this non negotiable.
Full Depth Reclamation
On larger lots and roads, we can reclaim the existing pavement and base in place, stabilize it, and rebuild from that stable foundation. It's often more cost effective than a full tear out and haul off at scale, and we'll tell you when your property qualifies.
Drainage Correction
Standing water is what kills a rebuilt surface. Before new asphalt is laid, we regrade low spots, repair or replace damaged catch basins, and correct drainage patterns so water moves off the pavement instead of undermining it from below.
Is It Time for Replacement, Repair, or Resurfacing?
Not every damaged surface needs full replacement, and we won't sell you one that doesn't. Our on site evaluation tells you which of the three your property actually needs.
Repair is enough if you have isolated potholes, a handful of surface cracks, or minor edge damage. The base underneath is usually still solid, and patching or crack sealing fixes it without disturbing the rest of the pavement.
Resurfacing is enough if you're seeing widespread surface cracking, fading, or a rough brittle feel, but no major dips, heaving, or standing water. The base is likely intact, and an asphalt overlay restores the surface at a fraction of replacement cost.
Full replacement is needed if any of these apply to your property:
- Alligator cracking covers more than about a quarter of the surface
- Potholes keep reappearing in the same spots after repair
- The pavement feels soft, spongy, or shifts under weight
- Water won't drain even after grading fixes
- Sunken or heaving sections point to base failure
The threshold most contractors use, and the one we use, is this. Once more than 25 to 30 percent of the surface shows alligator cracking, an overlay will fail early because the problem sits underneath it, not on top of it. At that point, patching is only buying a few more months before the same issue shows up somewhere else on the lot.
Overlay or Full Replacement
An overlay adds a new layer over the existing surface, while full replacement means the old asphalt is removed and the base is rebuilt from scratch. An overlay usually costs 30 to 60 percent less, but it only works if the base underneath is structurally sound. Full replacement costs more, but it resets the clock on the pavement's lifespan instead of extending a failing one.
An overlay is the right call more often than people expect. But laying new asphalt over a failed base is putting fresh paint on rotten wood. It looks right for about a season, then the same problems come back through the new surface.
